Since the J-REIT market emerged in September 2001, the real estate securitization market has been constantly expanding. The Securitization Valuation Department was launched in April 2005 by upgrading its predecessor, the Securitization Valuation Office, to keep pace with the growth of the market relating to real estate securitization and the resulting expansion of the appraisal and valuation business. It specializes in valuing real estate to be securitized under J-REIT and other schemes. Experienced licensed real estate appraisers with expertise in the market gather relevant information and conduct analyses to provide high-precision appraisal and valuation services.
In terms of practical appraisal and valuation operations, the department is able to offer its appraisal services based on its geographical strengths , working alongside the appraisal departments located in nine offices across the country.

Valuation Services Concerning Real Estate Securitization

Valuation at the time of securitizing real estate

We carry out appraisals and valuations of real estate subject to securitization upon request, not only from J-REIT operators but also from many different leading operational companies in Japan and abroad.
The following are examples of cases requiring appraisal and valuation in association with real estate securitization.

  • Those engaged in the management of asset liquidation, J-REIT, private funds and other assets are required to carry out price surveys for the acquisition, handover or similar of the property to be appraised.
  • Real estate trading takes place under the Act on the Securitization of Assets.
  • The property to be appraised is trusted.
  • The property to be appraised is valued as collateral for nonrecourse and other loans from financial institutions.
  • Information on the proper value of the property to be appraised is disclosed at the close of each fiscal year during the period of asset management.

New standards for the valuation of real estate to be securitized have been established in the Real Estate Appraisal Standards, specifically in Chapter 3 of the section entitled Appraisal on Value of Real Estate Subject to Securitization. For the aim of protecting investors, impartiality and objectiveness are required for appraisal and valuation.
We have launched the Securitization Valuation Department as a dedicated section in our appraisal division to meet the needs mentioned above. We collect a variety of data and information, analyze markets and cash flows and provide high-precision appraisal and valuation services carried out by experienced and skilled staff members specializing in the valuation of real estate to be securitized.

In our securitization business, we have developed a structure for responding to customers who require us to provide a series of appraisal, valuation and Engineering Report services. We provide appraisal and valuation services that accurately and quickly identify and reflect the risks latent in real estate.
