Compensation Department
To implement a public project, land acquisition may be required and buildings may need to be moved. In this event, the national government, local governments and other builders offer reasonable compensation pursuant to Paragraph 3, Article 29 of the Japanese Constitution.
The infrastructure development cannot be advanced without the smooth acquisition of sites for public projects. The Compensation Department has been launched to meet demand for facilitating the land acquisition process with the aim of well-balanced social development.
A total of eight divisions in which compensation consultants specialize have been registered. They are the land survey division, the land valuation division, the property division, the machinery and structure division, the business and special compensation division, the operating loss division, the compensation-related division and the overall compensation division. In future, the Compensation Department will act as a specialist capable of taking extensive action to carry out its activities.

System Valuation Department
Since our establishment, we have been involved in a large number of land valuation projects at the same time, including standard building site valuations for fixed assets and valuations of large condominiums. We have set up the System Valuation Department with the aim of developing a valuation system that incorporates statistical analytical methods by capitalizing on the skills we have developed through our valuation services, and further systematizing the collection, quantification and analysis of the price forming factors. In addition, we have established a research and production system chiefly for road rating in association with fixed asset taxes. Introducing the geographical information system (GIS), digital image processing and other cutting-edge technologies, we have gained the support of many local governments and companies seeking high precision mass land valuation.

Consulting Service Department
As the focus is shifting from the ownership of real estate to the use of real estate, there are growing demands for a wide variety of services including research, analyses and pricing of real estate. However, there exists a gap between customers’ varying needs and appraisal/valuation services that have been offered in the past.
It is with the aim of bridging this gap that the Consulting Service Department was launched. Its aim is to satisfy a broad array of needs that were not met by the appraisal and valuation services in the past. The department offers not only market information but also sound advice based on deep insight into the essence of real estate.
Offering the right advice to meet wide-ranging needs
With the knowledge and expertise we have accumulated through appraisal and other services and with our network of offices around the country together with collaborations with other business sectors, the Consulting Service Department offers highly competent consulting and advisory services as follows:
- The Department offers consulting and advisory service for our customers’ CRE strategy formulation; and as a first step towards this strategy formulation, the Department will assist the customers in constructing a framework for evaluating fair market price for real estate in customers’ possession. (CRE strategy indicates the assessment of consistency between company’s corporate strategy and its real estate; and the construction of a real estate database that integrates all the real estate in company’s possession; thereby setting the framework in which problems are being grasped, solutions are being offered and policies are being implemented and reviewed.)
- By conducting analyses such as location suitability and trade area of our customers’ real estate, the Department provides advisory service on corporate activities that will entail the customer’s real estate such as opening/closure of store(s), corporate restructuring and rehabilitation, and M&As.
- Buy-sell decision making, appropriate rent, feasibility study, various rights etc.
We have established a quality management system and an information security system that both comply with international standards.
